That’s correct. Under no circumstances will there be change orders within the agreed-to scope of work—based on final bids and pricing—for all work required to implement the project properly. The only exceptions are hazardous material abatement or unforeseen conditions that our team is not able to observe, such as sub-surface or underground utilities. Once we agree on a project scope and cost, clients aren’t faced with unexpected changes, reimbursable expenses, or surprises. How can Performance Services offer no change orders?
Sole accountability. Design-build provides one contract with the owner, not separate architect and construction manager contracts. We don’t eliminate change orders by building in large amounts of contingency. We make sure we know the project in great detail before we quote. Our approach means walking the corridors and getting to know the spaces and the challenges as thoroughly as our clients. It means lifting the tiles and turning the pages of the plans.
